Rental – Furnished Rooms and Apartments Classification

Basic Info

Identification of the Technical/Operational Specifications and Rating Criteria for the Classification of Rental – Furnished Rooms and Apartments in “Keys”.

Rentals – Furnished Rooms and Apartments (RFRA) that are identified as accommodation facilities that include bedding spaces in rooms or apartments or more spaces with bathroom, are non-hotel accommodation facilities with capacity up to 20 rooms.

They are classified in 3 “keys” categories, with 4 being the highest and 2 being the lowest, based on obligatory technical and operational specifications that have to be filled, as well as rating criteria from the implementation of which, the company is required to collect the minimum amount of points of the category in which it wishes to be included.

RFRAs that fulfill the obligatory technical and operational specifications but do not collect the minimum amount of points that constitutes the basis for the classification in 3 or 4 keys are immediately classified with 2 keys.

Operation Licences of RFRAs that have been issued under the current Legal Framework, cease immediately to be in effect in 31/12/2017.

Until that date, all RFRAs are required to obtain the new Classification Certificate under the New Legal Framework (M.D. no. 21185 (GG 2840/Β-22/10/2014) .

RFRAs are classified in 3 different categories according to the following table:

The minimum number of points is identified through optional gradable criteria that are required for the classification

In all situations and classes the Obligatory criteria must be fulfilled.

Specially for RFRAs, under the New Legal Framework, a big increase in total rating is expected when there are Certified Management Systems based on the following table:

Certification of Quality Systems (ISO 9001 or others): 150
Certification of Environmental Management Systems (ISO 14001 or others) 150
Procedure
Stage 1: Collection and Pre-assessment of the basic documentation of RFRA Operation
Stage 2: Audit in the premises of the Facility (at least one day) by Certified and Specialized Consultants – Engineers of our Company. The Audit will include evaluation of the whole Facility under the provisions of the New Legal Framework.
Stage 3:
  • Full Report in which you will have a clear picture of the current state (rating-wise) of your facility, per criterion. This report will also include potential issues that might rise due to non-comformity with the current Legal Framework (differences between the current Operation Licence and the actual Facility, shortcomings in required permits etc.)
  • Proposals to achieve the optimal – wished classification of the facility
  • Proposals for actions that are required to acquire ISO Certificates that boost the rating of the facilities
Stage 4: Application filing to the relevant Hotel Chamber.
Stage 5: Invitation of the Certification Body for official Audit and Rating/Classification of the facility
Stage 6: Support during the official Audit by the Certification Body.
